Sequenced against IICRC S700 fire and smoke restoration practice: stabilize, remove non-salvageable materials, then physically remove residue from salvageable structure before any sealing or deodorization step is even discussed.
How the work runs
- Step 01
Damage classification and salvage line
Structure is walked with the adjuster or GC to mark what is cleanable and what is demo, so the estimate reflects real scope instead of a blanket tear-out.
- Step 02
Containment and protection
Unaffected areas, finished surfaces, and mechanical equipment are protected. Soot is corrosive to metals and electronics, so it is contained rather than chased around the building.
- Step 03
Blast removal of char and soot
Dry ice strips the charred cell layer and embedded soot from wood, brick, block, and steel in a single dry pass — no rinse water into a building that is trying to dry out.
- Step 04
Odor verification and documentation
Because the carbon carrying the odor is gone, sealing becomes a backup rather than the plan. Before, during, and after photos ship with the file.

Can dry ice blasting remove smoke odor for good?
Odor persists when the carbon residue holding it stays in the wood grain and porous masonry. Removing that residue removes the odor source. Where odor remains after removal, it is nearly always in materials we recommended for demo, not in cleaned structure.
