The standard we work to
Work is scoped to the IICRC S520 principle of physical source removal — the growth comes off the substrate rather than being encapsulated or killed in place — with containment, negative air, and HEPA filtration through the whole blast window.
How the work runs
- Step 01
Moisture and cause assessment
Pin and pinless moisture readings on framing plus a look at the actual driver — condensation, ground moisture, plumbing, or storm intrusion. Cleaning without the cause fixed is a repeat call.
- Step 02
Containment and negative air
Poly containment, HEPA negative air machines, and CO2 monitoring in the work zone. Occupied areas of the building stay isolated from the blast media stream.
- Step 03
Dry ice blast pass
Media is driven at documented pressures so growth and staining lift out of the wood grain and truss crevices that sanding and wire wheels physically cannot reach.
- Step 04
HEPA vacuum and verification
Surfaces and horizontal collection areas are HEPA vacuumed, then photographed and documented for third-party clearance testing.

Straight answers
Does dry ice blasting kill mold?
We do not make a kill claim. Dry ice blasting physically removes mold growth and staining from the substrate, which is what the remediation standard actually asks for. Any antimicrobial application is a separate, optional step after source removal.
Will the wood be damaged?
Pressure is set per substrate and validated on a test panel before full-scale work. Dry ice is softer than sand or soda, so structural framing, heart pine, and soft historic brick clean without the substrate loss abrasive media causes.
How long does a crawlspace take?
Most single-family crawlspaces are a one- to two-day blast window depending on square footage, joist depth, and access. There is no dry-down period afterward, so the encapsulation or dehumidification trade can follow immediately.
