Carolina Crawlspace Mold Checklist

In the Carolinas, most crawlspace mold is a condensation problem, not a leak. Work through this before you accept any remediation bid — it separates contractors who treat the cause from contractors who spray and leave.
1. Confirm the driver
- Is there a vapor barrier, and does it cover the full ground area with sealed seams?
- Are foundation vents open to outside air during a humid Carolina summer?
- Is the crawlspace dew point being controlled by a dehumidifier, or nothing at all?
- Any plumbing leaks, HVAC condensate lines, or duct sweating in the space?
- Does grading, gutter discharge, or a downspout dump water at the foundation?
2. Document the condition
- Photograph joists, subfloor sheathing, band boards, and piers — wide and close
- Note moisture content readings on framing (a pin meter reading above roughly 16% is a working threshold)
- Map where growth is heaviest; it usually points straight at the moisture source
- Check insulation for sagging, staining, or water damage
- Look for wood-destroying-organism damage separate from surface mold
3. Evaluate the proposed scope
- Does the bid include physical source removal, or only an antimicrobial spray?
- Is containment and HEPA negative air included, or just fogging?
- How does the contractor reach wood grain and joist crevices — sanding, media, or dry ice?
- Does the method add water to a crawlspace already at dew point?
- Is third-party clearance testing included, and who pays for it if it fails?
4. Make sure the fix holds
- Encapsulation or conditioning plan specified after cleaning, not before
- Dehumidification sized to the actual cubic footage of the space
- Vent sealing or a documented reason for keeping the crawlspace vented
- Exterior water management corrected (grading, gutters, downspout extensions)
- Follow-up humidity check scheduled during the next cooling season
